Generally speaking, if you want to carry out work that will disturb a wall or floor that separates your property from your neighbour's, you should give the Adjoining Owners notice under the Party Wall Act 1996. Adjoining Owners can be tenants, head leaseholders and landlords, and notice should be given to all of them.
If you do not comply with the Act, then you may find yourself being taken to court, which can often be very expensive, time consuming and may also delay the work.
An experienced party wall surveyor can handle all of the statutory formalities on your behalf – often for a fixed fee.
