It is vitally important, when considering renting a commercial property to bear in mind the following :-
1. Is the building in good repair? If not, (and even if it is) it is always wise to record the condition of the premises, particularly where you are responsible for its repair and maintenance, and agree this with the landlord prior to signing the lease.
2. Is the asking rent fair, bearing in mind the building’s location, size and quality?
3. Does the lease or proposed lease contain conditions which are particularly onerous?
4. Is the rent subject to review at certain intervals? If so, is the clause regulating the process clear and unambiguous?
5. Is the property suitable for your use? If not, does it need planning consent?
6. Do the premises require alterations or improvements? If so you may require planning permission and building regulations approval.
7. Does the rating assessment look reasonable?
